There’s much to enjoy this March in the Jacksonville area. One event, The Players Championship, brings people from all over the world here. It is a golf tournament, social event, and most importantly, raises funds for local charities.

Will the raising of interest rates affect the typically hot spring housing market in Jacksonville this spring? We’ve seen rates high, yet back off slightly. Here’s a recap of recent activity.

Three homes are For Sale (2/26/24 NEFMLS) and have been on the market from 17-117 days:

  • 10036 Watermark, 3,169 sq ft, Listed at $739,900, previously $750,000
  • 7848 Groveton Hills, 3,221 sf, Listed at $839,000
  • 8213 Hampton Lake, 3,192 sf, Listed at $780,000

Six homes sold the last three months, priced from $595,000-$845,000 and on the market 6-165 days. Three most recent closings are:

  • 10063 Heather Lake Ct, 2,344 sf sold for $595,000, original List Price of $607,400
  • 8252 Bay Tree, 3,041 sf sold for $775,000, after being listed at $800,000
  • 7845 Groveton Hills, 3,235 sf, sold at List Price for $824,900 cash

Four homes are Under Contract and have been on the market 27-118 days:

  • 9975 Vineyard Lake, a 4,119 sq ft home, Listed at $1,125,000
  • 10064 Heather Lake Ct, 2,151 sq ft, Listed at $547,500, reduced from $550,000, originally $575,000
  • 11151 Chester Lake, 3,517 sq ft with pool, Listed at $849,000, originally $859,000
  • 9902 Blakeford Mill, 2,369 sf, Listed at $625,000

The vacant lot at 10378 Cypress Lakes Dr, priced at $325,000, is Under Contract. Also, the vacant lot at 7932 Stratford Chase Lane sold for $375,000.
