Most people are excited to see 2020 fade into the background because of the challenges. In the Deercreek real estate market, 2020 was actually a very good year. Current inventory in Deercreek remains low as only 7 homes are on the market. The homes range from $389,900 (10075 Amherst Hills) to $859,000 (9938 Deercreek Club) and have been on the market between 2 and 89 days. The homes are priced between $150.17 and $222.31 per square foot. The newest home on the market is 9919 Vineyard Lake Ln, priced at $489,000. Prices continue to rise in the community due to limited homes, yet the real increase comes from homes being updated and well maintained. Four homes are currently under contract – 10088 Heather Lake, 10109 Vineyard Lake, 9937 Margate Hills, and 8205 Bay Tree. 11 homes have sold over the last 3 months, according to the 12/17/20 NEFAR MLS. These homes sold were on the market from 2 – 87 days and ranged in price from $472,000 (9950 Blakeford Mill) – $780,000 (10276 Cypress Lakes). The most recent sale was 8203 Ashworth Ct which closed with a full price offer of $560,000. 2021 holds much promise. First and foremost, it is not 2020. Second, I believe the real estate market will continue to thrive in Deercreek, at least through the first half of the year.
