Daylight savings time has been in effect for a couple of weeks now. As days become even longer in April, residents will be out in the evening. Some will engage in projects and chores, while others participate in the many forms of recreation in the community. April is prime time to have maintenance completed on HVAC systems before the heat of the summer, or to have gutters cleaned before the rainy season.

The real estate market here still shows strength even before we get into the busy selling season. Seven homes sold the last three months (3/21/24 NEFMLS), priced from $547,500-$824,900 and on the market 6-165 days. The two most recent sales and closings are:

  • 10064 Heather Lake Ct, 2,344 sf sold for $547,500, original List Price of $607,400.
  • 11151 Chester Lake, 3,517 sf with pool, sold for $822,500, Listed at $849,000.

Four homes are For Sale and on the market from 1-141 days:

  • 10036 Watermark, 3,169 sq ft, Listed at $739,900, previously $750,000.
  • 7848 Groveton Hills, 3,221 sf, Listed at $839,000, came back on the market after going under contract.
  • 8213 Hampton Lake, 3,192 sf, Listed at $749,900, originally Listed at $780,000.
  • 7938 McLaurin N, 2,587 sf, Listed at $699,000.

Two homes are Under Contract and have been on the market 15-56 days. They both should close soon:

  • 9975 Vineyard Lake, a 4,119 sq ft home, Listed at $1,125,000.
  • 9902 Blakeford Mill, 2,369 sf, Listed at $625,000.

The vacant lot at 10378 Cypress Lakes Dr, closed in March at $300,000. Drawings have been submitted to the ARB for the construction of a new home.
