It is only February and we’ve seen freezing temperatures and blazing hot days. Sometimes in the same week. Same can be said for Deercreek’s real estate activity. Homes come on the market and under contract in a matter of days, while other homes have taken a bit longer. Is it the price? The condition? In need of updates? Too big? Too small? Most likely, the right buyer has not come along. Here’s a recap of recent activity.

Five homes For Sale (1/28/24 NEFMLS) and on the market from 3-89 days. Several have seen one or more price reductions.

  • 10064 Heather Lake Ct, 2,151 sq ft, Listed at $550,000, originally $575,000
  • 11151 Chester Lake, 3,517 sq ft with pool, Listed at $849,000, reduced from $859,000
  • 7848 Groveton Hills, 3,221 sf, Listed at $839,000
  • 9902 Blakeford Mill, 2,369 sf, Listed at $625,000

Six homes sold the last three months, priced from $675,000-$1,940,000 and on the market 5-165 days.

Two most recent closings are:

  • 8342 Amherst Hills, a 2,984 sf home, sold for $675,000 after originally Listed at $715,000
  • 8019 Weatherby Ct, a 3,901 sf home with swim spa, sold for $795,000 with seller paying $25,000 in concessions.

Vacant lot at 10378 Cypress Lakes Dr, priced at $325,000, is Under Contract.

9975 Vineyard Lake, a 4,119 sq ft home, is Listed at $1,125,000 and showings start February 1.

8252 Bay Tree, a 3,041 sf home listed at $800,000, is Under Contract. Home was taken off the market and brought back on with new price and went under contract quickly.

10063 Heather Lake Ct is also Under Contract at original List Price of $607,400.
