Real Estate Recap by B. J. Weyer, Realtor

Oct 1, 2026

October finally brings relief from the stifling heat. It is a good time to have a fireplace cleaned and serviced so it is in optimal working order when the temperature dips as we head into fall. The weather is also perfect before the holidays to complete those landscaping and exterior painting projects. Both bring a fresh look and a nice curb appeal to the homes in Deercreek.

Six homes sold the last 3 months (according to the NEFMLS 9/27/26) ranging from $530,000 – $930,000. Price per square foot averages $224.62. The homes had been on the market from 4 to 342 days. Most recent sales are:

  • 10098 Chester Lake, listed at $649,500, sold at $635,000
  • 9912 Margate Hills, listed at $1,195,000, sold at $930,000
  • 8240 Wallingford Hills, listed at $699,000, sold at $645,000

Five homes are for sale in Deercreek and are priced from $575,000 – $850,000:

9937 Watermark, 3,133 sq ft, 4 beds/3.5 baths, now listed at $735,000
7805 Rittenhouse, 3,155 sq ft, 5 beds/4 baths, now listed at $729,888
7839 Heather Lake, 2,228 sq ft, 3 beds/2 baths, listed at $575,000
7903 Vineyard Lake, 3,084 sq ft, 4 beds/3 baths, listed at $819,900
9923 Blakeford Mill, 3,200 sq ft, 4 beds/3 baths, listed at $850,000

One home is under contract:

  • 9927 Chelsea Lake, 2,807 sq ft, 4 beds/3 baths, listed at $649,500 + Seller Credit of $10,000

Interest rates are in the 6.5% or higher range, so the buyers’ market continues. There are opportunities for sellers by pricing their home right and offering incentives like seller credits for closing costs or interest rate buy-downs to the buyers. Negotiations occur not only in the beginning when a contract is written, but throughout the entire length of the transaction until closing. Being creative may be the difference in a home selling or not.
