Welcome February and its icy temperatures! Temps will quickly warm up to normal. I’m expecting the real estate market to do the same. We’ve seen a flurry of activity in Deercreek recently.

Eight homes sold the last 3 months (according to 1/25/26 NEFMLS). Ranging from $460,000-$1,100,000, the homes were on the market 31-247 days. Most recent sales are:

  • 10005 Vineyard Lake, 2,989 sf home, listed at $693,000, sold at $660,000.
  • 9919 Blakeford Mill, 5,401 sf home, listed at $1,200,000, sold at $1,100,000.
  • 8221 Bay Tree, 3,061 sf home, listed at $689,900, sold $661,000.
  • 10060 Lakes End, 3,695 sf home, listed at $699,000, sold $625,000.

Four homes are Under Contract and have been on the market 30-261 days:

  • 8204 Hampton Lake, 2,395 sf, listed at $649,000.
  • 9971 Cider Keg, 2,903 sf with pool, listed at $744,000.
  • 10044 Vineyard Lake, 3,155 sf with pool, listed at $737,438.
  • 10014 Vineyard Lake, 3,934 sf, listed at $949,900.

Nine homes are For Sale, down from a high of twenty. Most recent homes to market are:

  • 7854 Heather Lake, 2,580 sf, listed at $639,900.
  • 8253 Bay Tree, 3,149 sf, listed at $799,300.
  • 9912 Margate Hills, 5,158 sf, listed at $1,200,000.
