April showers and higher interest rates! Will it rain on the spring selling season? Yet to be seen, but activity has picked up in Deercreek. Is it because there are more buyers, or because sellers are making their homes more desirable? It is interesting what a fresh coat of paint, new lighting, or manicured landscaping does to a buyer’s perspective on the entire home.

Seven homes are Under Contract (up from three) and have been on the market from 4-123 days (according to NEFMLS 3/23/26). Six of the seven went Under Contract in March:

  • 10079 Chester Lake, Listed at $899,900
  • 7804 Rittenhouse, Listed at $725,000
  • 10355 Cypress Lakes, Listed at $739,500
  • 8253 Bay Tree, Listed at $750,000

Nine homes sold in the last 3 months, ranging in price from $585,000 – $1,100,000. Price per square foot ranged from $169.15 to $244.26. Many of the sold homes had one or more price reductions. Days on Market were 4-247 days. The most recent sales are:

  • 9937 Watermark Lane W, 3,133 sf, sold for $665,000
  • 8213 Hampton Lake, 3,195 sf, sold for $625,000

11 homes are For Sale (down from 13) and on the market from 31-429 days. Two homes have come back on the market in the last 30 days after being off market a short time:

  • 10015 Randallstown Ln, 3,384 sf, listed at $759,000, reduced from $859,000
  • 8240 Wallingford Hills, 3,196 sf, listed at $749,000
