Common Property Updated

Jun 23, 2025

This month has been a busy one, as usual, for the Common Property Committee. Some of the projects have included the following:

Pressure Washing:
Our semi-annual cleaning has been completed. This included the guardhouse and surrounding area, the playground pavilion, the large Deercreek signs and fence facing Southside, all brick monuments, welcoming signs as you enter Deercreek, designated sidewalks, benches, deer statutes, and 76 roadway signs. The next cleaning is scheduled for November. This is the third year that we have used this contractor and he continues to do an excellent job.

Ponds and Fountains:
Lakes and ponds continue to be a challenge especially during hot weather and lack of rain. Common Property, in cooperation with the HOA, has taken proactive steps to combat the growth of algae and grasses including the stocking of grass carp, and aerations systems in two lakes. It is our position that additional steps need to be taken, and questions need to be addressed. Therefore two of our Board members, Keith Green and Kathy Kleppinger, and I, are meeting with the management of Solitude Lakes on July 8th to determine what additional steps or changes need to take place in order to improve the condition of our 41 ponds and lakes.

The north fountains have been out of service for weeks. We have spoken with the maintenance company several times but as of this writing the fountains are still inoperable. We have requested that the maintenance team meet with us during the week of June 23rd to determine the problem.

Landscaping:
Danny Connors Landscaping continues to do an excellent job taking care of our landscape and is quick to respond to any requests that we have. Danny spends a considerable amount of time repairing irrigation lines. It should be noted that much of of our irrigation system is over 30 years old and some discussion has already begun to update the system.

Painting:
Basically, anything that is white from Southside to the guardhouse has just been painted. That includes the two large Deercreek signs and fence that face Southside, every white cap on the brick monuments, the Welcome to Deercreek sign, the electric sign near the guardhouse, etc. Many of these structures first had to be repaired before painting could commence and Common Property is very pleased with the work that our contractor did.

Remember, we depend upon the eyes of our residents. So, if you see something that needs our attention, please don’t hesitate to contact us. Our goal is not only to maintain the beauty and character of our wonderful community but to enhance it. Thanks.
