ARB REMINDERS

The Deercreek Architectural Review Board (ARB) was established by the DCCOA Covenants to protect the property values and desirability of Deercreek Country Club by defining and supporting architectural integrity of the community. ARB reviews and votes on exterior home improvements projects submitted by residents in accordance with the ARB Guide and Deercreek Covenants.

ARB Committee meets the first Wednesday of each month at 6:00 PM to review:

  1. New ARB Applications
  2. Final Inspections and Deposit Refund approvals
  3. HOA Architectural Guidelines and other related business

ARB Applications and approvals are required for many types of exterior home improvement projects. Exterior maintenance and repairs and minor landscaping (< 25% of total landscape) would not require ARB Approval. Please refer per the ARB Guide as posted on www.Deercreekcc.com. When in doubt, contact FPM or the ARB Chairperson. Contact information is listed on the DCCOA website under ARB.

When Submitting ARB Applications, we recommend using the “online” process found under ARB on the Deercreek HOA website. In addition to completing the application form and paying the Application Review Fee and Deposit if required, required exhibits must be mailed, emailed or uploaded with the Application. Please refer to the ARB Guide for required documentation.

Depending on the project, a few examples of required exhibits include:

  1. Property Survey, before and with improvements for Driveway upgrades, new or remodeling of swimming pool, patio, screen enclosure, fence, trees removal, landscaping changes.
  2. Building plans and specifications
  3. Manufacturers product information
  4. Color samples for painting and pavers
  5. Photos of your home and the project area

Reasons for Delays with project approval or deposit refunds:

  1. Mailed Applications may take longer vs online submissions
  2. New Applications missing required documentation
  3. Final Inspection requests not submitted when projects are complete. This triggers the deposit refunds if applicable.

Compliance with existing architectural guidelines. ARB’s focus is on assisting homeowners with new exterior home improvement projects requiring ARB Approval. ARB does not do community inspections or issue notices or citations for violations due to exterior appearance issues. These type of violations are managed by FPM, our Property Management Company working with the Deercreek BOD. Questions regarding violations of ARB Guidelines should be directed to FPM.
