Summer is here and it is hot! Summer is also when many homes are bought and sold, and moves are made to get settled before the new school year starts in August.
Activity has picked up in Deercreek with 18 homes for sale, priced from $369,000 to $659,900. The homes are listed from $125.45 to $176.17 per Sq Ft, with the average at $155.03, and have been on the market an average of 87 days. Of the 18 homes, 6 are over $500,000; 9 in the $400,000 range; and, 3 in the $300,000 range.
Six homes sold during the prior 3 month period, per the 5/5/16 NEFAR MLS. The homes sold were 2215 to 3743 Sq Ft, with prices ranging from $340,000 to $515,000. The sold price per Sq Ft ranged from $125.61 to $156.09, with an average of $142.19. Three homes are under contract waiting to close: 10155 Bishop Lake; 7857 Heather Lake Ct; and 10112 Deercreek Club Rd, which was a For Sale By Owner for almost a year. Once the home was listed, it received the exposure it needed and was under contract very quickly.
Neighbors often ask me about upgrades to their homes. One upgrade I believe makes the most impact is new flooring throughout the living areas of the home. Flooring is not an inexpensive upgrade, but, it may accelerate the sale of a home as it is one of the first things buyers notice when they enter a home. A beautiful wood or tile floor throughout expands the eye and gives the appearance of larger rooms, as well as brings a cohesive look to multiple rooms. Whether it’s a hot new floor, a hot real estate market, or a hot summer, take my advice and try to stay cool!
