April is here and the real estate market in Jacksonville is very active, as it is in Deercreek. The one slowdown seen in Deercreek is homes over $500,000 staying on the market a little longer.
According to the 3/4/16 NEFAR MLS, 16 homes priced from $329,000 to $585,000, are listed for sale. Homes are listed from $132.44 to $177.79 per Sq Ft, with the average at $153.37, up from $149.29. Sizes range from 2148 to 3862 square feet and homes are on the market an average of 67 days. Of the 16 homes, 8 are over $500,000; 5 in the $400,000 range; and, 3 in the $300,000 range. Three homes are under contract waiting to close - 7875 Heather Lake Ct, 9957 Chelsea Lake, and 9933 Orchard Hills. There are still 3 homes - For Sale By Owner. 5 homes sold during the prior 3-month period. These homes sold for prices ranging from $290,000 to $655,000, and for 95% to 100% of their list price. The sold price per square foot ranged from $128.83 to $148.42, with an average of $138.35.
Statistics are great but, friends often ask me why a particular home in Deercreek sells or does not. Every buyer has his or her dream home in mind. Some buyers focus on the financial aspects, others focus on the emotional. Sometimes it is both. A buyer may desire a small home with a pool, completely updated. Another buyer may want a larger home, with no pool, on the golf course and is willing to completely customize the interior. Just as size, condition, upgrades and time on the market determines the price of a home, a buyer’s idea of a dream home determines which home to buy. Finding the right home at the right price can sometimes be a challenge; but then again, I love challenges.
