July may be a time for chilling out on vacation, but it is also a busy time in real estate. Friends and neighbors often ask me about homes for sale in Deercreek. It has been running around 12-14 homes on the market. Since May 1st, we’ve seen an explosion of homes for sale. There are currently 25 homes on the market, according to the 6/1/19 NEFMLS. Priced from $340,000 to $799,000, the homes range in size from 2019 feet to 5092 feet. The price per square foot averages $158.10 per square foot yet ranges from $118.06 to $190.16 per square foot. The newest listing is 7945 McLaurin at $765,000. The List Price was recently reduced on 10036 Watermark Ln to $462,900 and 10168 Bishop Lake to $699,000. There are currently 2 homes under contract – 10136 Deercreek Club Rd (listed at $399,000) and 10236 Vineyard Lake Rd E (listed at $525,000). Two homes were under contract, yet the contracts fell through – 10168 Bishop Lake and 9954 Blakeford Mill. Contracts fall through for many reasons – inspections showed issues which buyer & seller could not agree on how to handle; buyers’ financing may not have been approved or buyer had a home to sell prior to making the purchase of this one; or, the appraisal came back and did not support the purchase price and buyer & seller could not come to terms. The first step in a sale is getting it under contract, yet there are many more steps before a home has a new owner.
Over the last 3 months, 11 homes have sold. These homes were on the market an average of 66 days and sold from $355,000 to $620,000. Homes sold on average for 97% of the list price. The most recent closing was 10066 Chester Lake which sold for $450,000. I’ll continue to watch the real estate market for you as you enjoy your summer vacations!
