April showers bring May flowers! That is unless you live in Deercreek and the deer have eaten all your flowers. Billy and I used to have gorgeous daylilies and agapanthus in our yard. The deer would come eat the blooms, and then the stalks. Now it’s a challenge to find a deer resistant flower or plant; however, flowers and other landscaping add so much curb appeal to a home, and ultimately to its value.
Speaking of values, 5 homes sold and closed during the last 3 months: 9941 Margate Hills ($300,000); 7809 Heather Lake Ct E ($355,000); 10037 Deercreek Club Rd ($385,000); 10058 Chester Lake ($465,000) and 10068 Deercreek Club Rd ($475,000). The homes were on the market an average of 75 days, yet the days on market ranged from 29 – 136 days. The sales price per sf ranged from $120.24 to $186.45, and averaged $150.44.
There are 13 homes in Deercreek currently for sale, according to the 3/28/19 NEFMLS. Homes for sale range in price from $400,000 (10076 Vineyard Lake) to $799,000 (10112 Deercreek Club). The 13 homes have been on the market an average of 57 days. There are 5 homes under contract and range in price from $445,000 to $627,500. They range in size from 2500 sq ft to 4069 sq ft and have been on the market from 5 to 154 days. Several other homes are expected to come on the market this spring.
Driving around the neighborhood recently due to the JEA repairs by the pool, I came upon the most beautiful display of bright red amaryllis flowers on Chester Lake Rd. After reading about them online, it appears they are one of several varieties of flowers which are repellant to deer. I may have to head to the store to buy some, so I can once again have a bright display of flowers in my yard!
