December is here and that means the fun of the holidays is soon to come. It also means decisions need to be made by sellers and buyers who want to close by year-end. Buyers often want to get into a new home before year-end for the tax benefits provided by Homestead Exemption, and before interest rates go up again.
Only 12 homes are for sale in Deercreek. The homes range in size from 1894 to 4069 sf and have been on the market for an average of 79 days. 9941 Margate Hills is the least expensive on the market at $324,900, and 10015 Watermark Ln is the most expensive at $675,000. Another home is coming on the market soon as a For Sale By Owner, always a difficult process in a gated community.
5 homes sold over the last 3 months, according to 11/02/18 NEFMLS. The homes ranged in price from $370,000 (8325 Amherst Hills) to $595,000 (7828 Rittenhouse). The average price per sf was $142.91; yet, ranged from $97.13 to $183.36, determined by size, condition, upgrades, competition, and motivation of buyer and seller. The homes were on the market from 15 to 182 days, with an average of 78 days. Homes sold, on average, for 94% of the List Price. One home is currently under contract and should close soon: 10050 Chester Lake, a 2885 sq ft home (listed at $439,900).
December is a busy time with family and friends, yet a perfect time to reflect on the past year and plan for the new one. As a realtor, I like to review the year and the incredible buyers and sellers I had the privilege to work with, and to look for the opportunities to come in the new year. Most of all, I am thankful to enjoy the holidays and the joy of living in an incredible community like Deercreek.
