June marks one year from the end of all of my treatments for breast cancer. Over the last 12 months I’ve been able to return to my active life on the tennis courts and golf course, plus sell a lot of real estate. The last 12 months in real estate have been active in Deercreek, as well.

Over the last 3 months, 10 homes sold & closed ranging from $360,000 to $675,000. The average selling price was $503,850. The average price per sq ft was $146.97. Eight homes are under contract ranging in size from 1904 sq ft to 3662 sq ft, and, with list prices from $319,900 (7809 Heather Lake Ct) to $625,000 (10061 Lakes End Ct). These homes in Deercreek sold on average at 98% of the list price. Friends and neighbors often ask if homes are selling here. The answer is yes, the number of homes generally does not fluctuate much; yet, individual homes continuously come on the market and sell.

According to the 5/1/18 NEFMLS, 14 homes are for sale in Deercreek. Priced from $349,900 to $899,900 (new construction on McLaurin), they range in size from 1898 to 5741 sq ft. The List price averages $153.39 per square ft. These homes have been on the market on average 110 days, down from 148 days. As summer continues, I expect the average days on market to decrease.

The temperatures will rise this summer, and we will probably see home prices rise slightly, as well. Word of caution, listing at a high price does not always bring the high price. You must first have a buyer willing to pay the high price; have a clean inspection; and then, have an appraiser appraise at the high price. Here’s to a healthy summer.
