Have you ever felt like living in Deercreek is a bit like Bedford Falls in the movie classic “It’s a Wonderful Life”? A place where everyone goes about their business on a daily basis; yet, when someone needs help, the community rallies around to assist. I am so thankful Deercreek is this type of community as I have experienced it first-hand. A community can have homes of many sizes, floorplans, and prices. It can have every amenity or none at all. The real meaning of community, to me, is the people, even when people continually move in and out.
Over the last 3 months, according to 7/30/18 NEFMLS, 16 homes sold & closed ranging from $299,000 to $712,500 (new construction at 7945 McLaurin). The average selling price over the last 3 months was $502,187 and the average size was 3395 sf. The average price per sf was $149.88. The highest price paid per sf was $188.24 for 10046 Heather Lake Ct, a 1700 sf club home which had been updated and well maintained. Two homes are under contract: 8204 Hampton Lake Lane and 10180 Vineyard Lake Road. 7907 Vineyard Lake Road was also under contract, but the contract fell through.
14 homes are for sale in Deercreek. Priced from $325,000 to $599,000, they range in size from 1898 to 3949 sf. The List prices range from $111.34 to $181.55 per sf, and have been on the market an average of 57 days.
A community is the people. They support each other and what’s going on in the Jacksonville area. They hold peanut butter & jelly drives, and cook meals for Gabriel House residents undergoing organ transplants. They knit hats for tiny infants in the hospital, or they come together to support neighbors who lost everything in a fire, or are going through medical and financial issues. The real estate market in Deercreek remains strong as does the bond of its residents.
