May is one of the busiest months for real estate. Every day I check the MLS, I find new homes on the market in Deercreek or others under contract. Buyers often look for a specific type of home and ask me if I know of homes coming on the market. I currently have a buyer looking for a home in Deercreek with a 3 car garage and a pool. Other buyers may be looking for an updated kitchen and baths, or an incredible outdoor living space. The point is if you decide to sell your home, you want to expose it to the largest group of buyers possible as buyers already have in mind what they want. Home prices are trending up, yet still require to be marketed well to obtain the best price.
According to the 4/2/18 NEFMLS, 12 homes are for sale in Deercreek,. Priced from $319,900 to $899,900, they range in size from 1904 to 5741 sq ft. The List price averages $150.29 per square ft; yet, ranges from $126.44 to $199.35. These homes have been on the market on average 148 days. At least 3 homes are on the market For Sale By Owner, a challenge in a gated community.
Over the last 3 months, 8 homes sold & closed ranging from $360,000 (10040 Ashford Crossing) to $675,000 (7949 McLaurin Rd), The average selling price was $494,188. Average price per sq ft was $147.04, yet ranged from $127.03 to $164.61 per sq ft. Six homes are under contract: 10117 Bishop Lake; 8209 Persimmon Hill; 10143 Deercreek Club Rd; 10075 Persimmon Hill Ct; 7702 Watermark; and 8206 Ashworth.
Deercreek is my home and I can’t see myself leaving; however, others have great reasons for a change in their life. If you are looking to sell, even in an active market, remember the homes selling the quickest and for the best price are the ones which have been maintained, updated, priced appropriately and marketed well.
