Board of Directors’ Meeting Highlights - Sept 22, 2016

The DCCOA Board of Directors assembled at Deercreek Country Club on Thursday September 22, 2016 at 7:00PM for a regularly scheduled meeting. In attendance were, Margie Blake, John Joyce, Peter Gentry, Sadia Sindhu, Kristen Wiley, and Paige Kelton Frakes. Absent: Robert Kichler, Jim Giancola, Nick Simonic.

Representing CMC of Jacksonville was Property Manager Marilyn Clayton and Asst. Kishwa Milliner.

Guests in Attendance: John Johnson

Covenants Enforcement Committee (CEC) discussed issues with the violation process. Incorrect information on the letters regarding the fines, incorrect spelling, and the protocol and opportunity to be heard when residents have not received first letters. Mrs. Clayton stated that these are old letters still in the system which have since been corrected and that the process should be better moving forward.

PROPERTY MANAGER’S REPORT

Marilyn Clayton provided a summary of the Property Managers Report. Janitorial hours and the sewer drain management will be discussed with Associa for further direction and clarification. Pressure cleaning of the entrance sign is scheduled for the first week in October, weather permit-ting. A quote for cleaning the fountain before it is repaired will be pursued.

COMMITTEE REPORTS

Finance -John Joyce (Liaison)

John Joyce presented his report stating the association is in good financial standing. Budget is in progress and the committee has decided to add additional G/L accounts to define the expense better. Discussion took place on holding the asphalt project till 2018, instead of 2017 due to short-age of funds for this project. Discussions regarding an increase in assessments since the last in-crement in 2014 were reviewed in view of impending budget plans for 2017.

Common Property

Joe Cernigliaro resigned his position as Chair of Common Property. A motion to approve Nancy Blacker to the Common Property Committee was made, seconded and approved.

Communications- Paige Kelton Frakes

Paige Kelton Frakes requested the committee to submit the 2017 meeting calendar for the next newsletter. The Communications Committee has made ARB and CE tabs more identifiable on the home page of the web site.

The next board meeting of the Board of Directors is scheduled for October 27, 2016 at 7:00PM at Deercreek Country Club.
