2016 is almost over. Every year rushes by faster. Thanksgiving and the election are over, and Christmas is fast approaching. According to the NEFMLS, 20 homes sold in Deercreek in 2016 from January through November 2. 20 neighbors moved away, yet 20 new neighbors have moved into Deercreek.
16 homes are for sale. Priced from $355,000 to $649,900, they range in size from 2354 to 4711 sq ft. The list price averages $149.86 per sq ft, yet ranges from $116.52 to $180.30. The homes have been on the market an average 97 days. Of the 16 homes, 2 are over $600,000; 3 are over $500,000; 10 in the $400,000 range; and, 1 in the $300,000 range.
The 20 homes sold during 2016 were priced from $290,000 to $765,000, and were from 1997 to 5092 sq ft. On the market an average of 71 days, the homes sold from $120.02 to $164.45 per sq ft, with an average of $144.68 per sq ft. Comparing the activity to 2015, 24 homes were sold in 2015; however, the homes sold for an average of $136.84 per sq ft and were on the market an average of 86 days. In summary, 2016 saw higher prices per square foot and faster sales. 2017 should be an interesting year as we continue to watch the real estate market.
